Dove Court is an exclusive area of the Amberlands complex in Croton-on-Hudson, New York. It’s a safe, quiet, friendly neighborhood located close to shopping centers, train stations and parkways.
Being a co-op apartment, the Board of Directors thoroughly screens the background and finances of prospective tenants. Applicants with bad credit will not be considered.
House rules are strictly enforced! No Pets – No Smoking - Minimum one-year lease – two-month security deposit.
An Application must be filled out before the apartment is rented. Forms lacking any of the requested information will not be reviewed. Background and credit checks will be done. You’ll need the following items enclosed with your application.

- Tax returns from the last two years
After we accept you as our tenant and submit your
application, you will be contacted in two to four weeks for a meeting with a
building representative. The interview takes about 45 minutes. They go over your
application, finances and the house rules. You will not be able to occupy the
apartment until we are both notified in writing by the board.
The directors are looking for tenants who are friendly, quiet, financially sound, obey the rules and have no pets. They have the right to turn down a prospective tenant, but rarely do. Pets, bad credit or providing false information on your application are the main reasons for denial.

Before submitting an application for review, three signed
leases and a check for the first, last and one month’s security deposit will
be required.
No exceptions! The board will not review incomplete applications.

1. No smoking, no children, no pets, no charcoal grills.
2. Tenant must abide by house rules.
3. Tenant must provide his or her own renters contents insurance (Landlord is not responsible for tenant’s property).
4. Smoke alarm must not be deactivated.
5. Patio door and window must be locked when not home.
6. Heat must be left on. (Any damage to pipes due to the heat being turned off will be charged to the tenant).
7. 8 weeks notice required when vacating the apartment (rent must be paid up to the end of the calendar month that the eighth week falls in).
8. 2 months rent to break the lease (rent must be paid till the end of the second calendar month after notification is given).
9. $100.00 to renew lease.
10. Additional $200.00 per month for second tenant.
11. Any holes in the walls must be repaired before vacating and any damage to the apartment or furnishings will be charged to tenant.
12. Furnishings not owned by the tenant should not be taken out of the apartment.
13. A $250.00 cleaning fee will be charged if the bathroom and kitchen areas have not been cleaned and vacuumed by tenant prior to leaving.
14. Security deposit is returned after inspection of premises and the last Con Edison, cable and phone bill payments are verified.
15. Parking space #5 is provided.
The apartment will not be held without a full deposit.
